The listing says the property is STR eligible. Isn't that enough?
No. A listing remark is marketing, not a permit determination. Zoning district, overlays, development-specific conditions, ownership structure and private restrictions all affect the permit path, and they are property-specific. The same is true of a property currently operating on Airbnb or a permit held by the current owner. Permits are not automatically transferable.
What does it cost to check a property here?
Creating the property and seeing what the public record says about it is free. Professional review and application work are the paid services on the pricing page.
Do I need an account?
To save a property and work an application, yes. A free account uses a one-time email sign-in link. No password. To simply ask Rachel a question, no account is needed.
What is a NOO-STRP?
A non-owner-occupied short-term rental permit issued by Metro Nashville for a property the owner does not occupy as their primary residence.
Does buying a service guarantee I get a permit?
No. Professional services do not guarantee eligibility, approval, or issuance. Metro Nashville makes those decisions.
Is the Metro permit fee included?
No. Metro Nashville's permit fee is a government fee. You pay Metro directly when Metro requests it. Atlas Bedrock does not collect it.
Does the platform mail my neighbor notification letters?
No. It prepares letters and records mailing dates and Certified Mail tracking numbers, but the physical mailing is done by a person through USPS.
Is the adjacent-owner list automatic?
Candidate parcels are retrieved from the county mailing file, but the governing Metro adjacency definition is not encoded here, so each candidate stays REVIEW REQUIRED until a person classifies it with a written reason. We do not call a list certified when it is not.
What do I have to provide myself?
Warranty deed, entity documents if an LLC or other entity owns the property, liability insurance, a floor plan, and proof of paid property taxes. Signatures and notarisation are also yours to complete.
Are my documents private?
Yes. Uploads are stored in private storage and are only opened through short-lived secure links. You can see your own applications; Rachel can see customer applications in order to provide the service.
